Office Space

Choosing an office to rent within the 3M BIC offers up lots of benefits for businesses, whether you’re looking for your first office to house your new start-up or need a larger office space to accommodate your growing team.

Designed to be flexible, our office space for hire can flex with your business and is the perfect base for growth-orientated and/or knowledge-intensive businesses, situated within a modern, secure and accessible building and well-located for both Leeds and Manchester.

We have 26 offices, as well as co-working facilities with hot desks for start-ups and small companies.

Prices start from £450 + VAT per month for a starter office and up to approx. £1,900 + VAT per month for a larger space for 10-15 people.

Our unique combined office and lab spaces remove the need for two separate rooms.  Connected through an adjoining door, businesses can research in the laboratory and record their findings immediately next door in the office.

For small businesses not wanting to commit to a fully serviced office, for a £200 + VAT annual membership fee, you can register your business at the 3M BIC. For those wanting hot desks, post delivered and/or calls answered by reception, these services are available at an extra monthly cost.

Tenants meet informally in the shared kitchen breakout spaces, at pop-up gatherings in the Atrium and at events hosted in the centre throughout the year.

We have a 3M BIC Environmental Group that champions the sustainability agenda in the centre and develops initiatives in support of our Environmental Sustainability Policy.

The University of Huddersfield campus facilities are also within easy reach, such as a gym and several food and drink outlets including the newly launched Toast House offering high quality lunch, brunch and breakfast options within a professional, creative setting.

3M BIC tenants also benefit from a 10% discount at the adjacent Weavers and Mill campus cafes.

The 3M BIC Reception is staffed 8am-4pm Monday to Friday and there is swipe access for tenants 6am-10pm during the week. Weekend access is available 8am–8pm by swipe card (Please note the building will be closed for weekends access throughout January 2021).

We run events and training programmes throughout the year and connect our tenants into the wider facilities and expertise of the University of Huddersfield to enhance the innovation potential of each business.
