Lab Space

Finding a commercial space that provides office and laboratory space for hire can be challenging.

Conveniently located next to the University of Huddersfield, 5 minute walk from the town centre, and well linked to Leeds and Manchester, the 3M BIC boasts lab spaces to rent, as well as joint office and lab spaces. We understand that every business is different and has differing needs and our adaptable lab spaces reflect that.

Our unique combined office and lab spaces remove the need for two separate rooms.

Connected through an adjoining door, businesses can research in the laboratory and record their findings immediately next door in the office.

Speak to a member of the team if you have any specific requirements for your lab space that you need to operate your business. We’ve supported numerous tenants to install technology, such as fume cupboards and water treatment systems. A member of the team will be able to advise on whether your add-ons are feasible for the lab, consider any potential health and safety risks, as well as assess potential impacts on other tenants.

Our laboratory spaces start from £500 + VAT per month and include:

University Facilities

The University of Huddersfield campus facilities are also within easy reach...

Including gyms and several food and drink outlets including the newly launched Toast House offering high quality lunch, brunch and breakfast options within a professional, creative setting. 3M BIC tenants also benefit from a 10% discount at the adjacent Weavers and Mill campus cafes.

The 3M BIC Reception is staffed 8am-5pm Monday to Friday and there is swipe access for tenants 7am-10pm during the week. Weekend access is available 8am–8pm by swipe card.

Please note due to COVID-19 restrictions the 3M BIC Reception is currently staffed 8.30-4.30pm Monday to Friday, swipe access for tenants is 7am-8pm during the week and we will be closed on a weekend for the foreseeable.

We run events and training programmes throughout the year and connect our tenants into the wider facilities and expertise of the University of Huddersfield to enhance the innovation potential of each business.

Parking spaces are available for tenants in the University of Huddersfield car park on Firth Street at £80 per month + VAT per space, subject to availability, as well as pay-as-you-go options for tenant employees.

We are close to the University of Huddersfield campus, 5 minute walk from the town centre and 10-15 minute walk from the railway and bus stations.

Please note that the carparks to the front & rear of the building are owned by the University of Huddersfield, therefore visitor parking at 3M BIC is limited and must be pre-booked, subject to availability.

There are numerous car parks within walking distance that charge approx. £4 per day. For parking information please contact our reception on 01484 505601.

We also have a bike shelter and shower facilties.
